San Francisco home sellers list properties for Anthropic stock instead of cash

At least three Bay Area listings will swap real estate for Anthropic equity as the company files for an IPO at a $965B valuation.

Bay Area home sellers are listing properties in exchange for Anthropic stock rather than cash, a workaround pitched at AI employees sitting on paper wealth they cannot easily spend. The most prominent listing, 160 Noe Street in San Francisco's Duboce Triangle, went up last week at $2.9 million or the equivalent in Anthropic or OpenAI shares at current valuations. Anthropic filed IPO paperwork on June 2, and its latest funding round prices the company at $965 billion, up from $380 billion in February — a roughly 3x jump in three months.

The Noe Street Edwardian is one of at least three such listings. In April, investment banker Storm Duncan offered to swap his Mill Valley home and an adjacent parcel for Anthropic shares. In May, tech PR founder Vijay Chattha listed his Healdsburg house at $2.5 million cash or $2 million in Anthropic stock, with a $500,000 discount for Anthropic employees.

Rachel Swann, the listing agent for 160 Noe Street, said the idea came from meeting Anthropic employees at an unrelated open house. Some told her they were expecting payouts of up to $50 million from their shares but had no clear path to converting that into a down payment. San Francisco's median home price now sits above $2 million, and last month at least seven houses sold for $1 million over asking.

The pricing context matters. Anthropic's valuation has climbed from $380 billion in February to $965 billion in its current round, and OpenAI is reportedly preparing its own IPO filing in the coming months. Secondary-market demand for shares in both companies has surged, producing a stream of transactions of varying legitimacy.

Chattha framed his listing as both a sale and an investment. His three-bed, three-bath Healdsburg property includes a pool, a bocce court, and short-term rental status, a designation only a handful of Healdsburg properties carry. About a dozen homes come up for sale in the town in a given year, and Chattha is betting Anthropic equity will outperform any other use of the proceeds. He said he would not accept OpenAI shares because he prefers using Anthropic's Claude.

The mechanics are the hard part. Anthropic updated its policy this spring on unauthorized share sales, stating that any transfer without proper board approval is invalid. A spokesperson pointed back to that policy when asked about the prospect of trading shares for property. An employee would, in theory, need explicit board sign-off to use restricted equity as consideration for real estate.

David Hargreaves, the listing agent on the Healdsburg house, said he had never overseen this type of transaction but had seen homes paid for in bitcoin and property-for-property swaps. Chattha admitted the operational path is unclear and said he asked Claude to research how a stock-for-house deal might actually close.

Helena Zaludova, a luxury agent in San Francisco, called the listings a clever gimmick. Escrow firms are not licensed to handle securities, especially private ones, which means any real transaction would likely need to be split into a cash sale and a separate, board-approved secondary share purchase. The marketing benefit, she noted, is real even if the mechanism is not.

Swann said 160 Noe Street has drawn sustained interest from agents representing Anthropic and OpenAI employees since the listing went live. One caller offered to sell her client stock outright rather than buy the house. That inversion — the house becoming a lure for share access rather than the share package becoming a path to the house — captures how distorted secondary demand has become.

The listings are a symptom of a deeper liquidity mismatch in AI. The largest private companies in the sector now carry valuations that rival public mega-caps, but their employees and early backers hold paper that cannot be sold without board approval. Until Anthropic and OpenAI actually trade publicly, every workaround — tender offers, structured secondaries, and now real estate barter — is an attempt to bridge that gap. For sellers, the gimmick value is free press; for buyers, the constraint is that the SEC, the escrow industry, and Anthropic's own cap table all have to agree before a single key changes hands.
